Why conversions cost less

The most expensive parts of a building — foundation, framing, and roof — already exist. What we add is everything that makes it a home: insulation, drywall, a real floor, heat and air conditioning, plumbing for a kitchen and bath, electrical brought up to code, windows that meet egress rules, and a proper entrance.

What the county requires

A legal garage apartment needs the same permits as any dwelling: building, electrical, plumbing, and mechanical. It must meet ceiling-height minimums, have a code-legal bedroom window for emergency escape, working smoke and CO alarms, and its own heating. Unpermitted conversions can block a future home sale — we permit everything.

Where do you park?

The question every homeowner asks. Options include a new driveway pad, a carport, or — on bigger lots — a small detached garage later. Charles County may require replacement parking, so we sort this out in the plan before construction starts.

Can I convert my garage if it is attached to the house?

Yes — attached garages are the most common conversions. We add a fire-rated separation between the garage apartment and the main house, which the code requires.

Will the apartment be cold in winter?

Not if it is done right. Garages are uninsulated by design, so we insulate walls, ceiling, and the slab edge, then size a mini-split heat pump for the space. Done properly, it feels like any other room in your house.

How long does a garage conversion take?

Most take 8–12 weeks of construction once permits are in hand. Permit review adds time on the front end — we file as early as possible.
